Who is who in a sale
Horary astrology casts a chart for the moment a question is asked and reads it by the rules of traditional astrology. For buying and selling a house or land, William Lilly sets out a scheme that astrologers still use. The 1st house is the one who asks: here you, the seller, and the planet that rules the sign on its cusp is your significator. The 4th house is the property itself, the house, the flat or the land, and its ruler stands for it. The 7th house is the other party, the buyer. The 10th house is the price. The Moon is your co-significator in every chart, and her movement shows how the matter unfolds. See the houses and significators sections of the guide for how the rulers are found.
The scheme turns around if you are the buyer: then the 1st is you, the 7th is the seller, and the 4th is still the property. Decide who is who before you look at the chart. The question “will I sell” is then a question about planets: whether the property or you come together with the buyer before any of them changes sign.
Signs of a sale
- An applying aspect between the ruler of the 4th and the ruler of the 7th, or between the ruler of the 1st and the ruler of the 7th. The house and the buyer come together, or you and the buyer do. A conjunction, sextile or trine goes easily; a square or opposition gets there with haggling and cost. It must perfect before either planet leaves its sign.
- The ruler of the 7th in the 4th or the 1st house. The buyer comes to the property, or to you. The ruler of the 4th or the 1st in the 7th says the same from the other side.
- Translation or collection of light. A faster planet leaves one significator and goes on to aspect the other, carrying the contact: an agent, a lawyer, a friend of the buyer. Or both apply to a slower planet that collects them, such as a lender or a chain of sales.
- The buyer’s planet in the property’s dignity. When the ruler of the 7th stands in a sign where the ruler of the 4th rules or is exalted, the buyer is drawn to the property: they want it. Reception strengthens a perfection, but on its own it is liking, not a sale.
- The Moon applying to the ruler of the 7th, or carrying light between the significators. The aspects and Moon sections of the guide say more about these contacts.
Signs it won’t sell (yet)
- No perfection. If no aspect joins the significators before a sign change, and no planet translates or collects their light, nothing in the chart brings buyer and property together.
- A separating aspect. The significators have already met and are moving apart. Whatever happened between them, an approach or a viewing, is behind them.
- The Moon void of course. When she makes no further aspect before leaving her sign, tradition says nothing comes of the matter. With no perfection, a void Moon is the plainest no.
- Prohibition. A third planet perfects with one of the significators first: another property catches the buyer’s eye, or a survey or a lender gets in the way.
- A retrograde ruler of the 7th. The buyer backs out, makes an offer and withdraws it, or keeps going back over the terms. If a significator turns retrograde before an aspect perfects, that is refranation, and the deal falls through at the last step.
- The ruler of the 4th combust or badly afflicted. The property has a hidden problem, or nobody can see its worth. The glossary defines each of these terms.

Price and timing
The 10th house shows the price. A strong ruler of the 10th, in its own sign or exaltation, or in good aspect or reception with your significator or the ruler of the 4th, points to a fair or good price. A weak or afflicted one points to a low price, a price cut, or terms you would rather not accept. Planets in the 10th colour it too. Horary describes the price; it does not give a figure.
When the answer is yes, the chart can also time it. Count the degrees the faster significator still has to travel to the exact aspect and read them as units: cardinal signs and angular houses give short units such as days or weeks, mutable signs and succedent houses middling ones, fixed signs and cadent houses long ones such as months. Weigh the result against the market: houses rarely change hands in days. When the answer is no, as in the example below, there is no perfection to count, so the chart gives no date. None of these pairs perfects, so both readings give the same no. AstroGPT’s answer is a reading for reflection and entertainment, and it can be wrong, like any astrologer’s.
